Overview

The main building dates back to the 1890s and was used as an administrative building for Gothaer Insurance from the fall of the Berlin Wall until the 1990s. The main building has been used as the seat of the Thuringia Tax Court since a complete refurbishment in 1998. The south wing of the building, built in 1923 as an extension, has been vacant for almost three decades. However, the building’s good structural condition enabled it to be developed further following its purchase by the AIF Capital Group in 2020.


AIF conceptualized the idea, designed the property development strategy, outlining the renovations required, as well as all necessary activities to successfully reposition the property from office to senior living.

AIF Impact

  • Following a complete refurbishment, the property is used as an senior living facility with 29 senior living apartments, 24 residential units for residents suffering from dementia and 36 senior day-care spaces.

  • Renovation carried out respecting the historical significance of the property.

  • A long-term lease agreement was concluded with the operator and the handover was successfully completed.

  • The building energy rating was significantly improved from EPC-G to EPC-B
